Revitalizing Community Spaces: The Transformation of Svärdsklingan Condominiums

The Svärdsklingan Condominium Association in Borås, Sweden, with nearly 200 apartments situated on a 15,000 square meter property, has undergone a significant transformation aimed at enhancing community life. Previously, the courtyard was dominated by parked cars and dilapidated sheds, compromising the social and recreational space residents hoped for. Lennart Klaesson, a long-standing board member, recalls the challenge of creating a car-free courtyard while addressing the pressing need for parking.

Recognizing the complexity of the project, the board enlisted the expertise of Riksbyggen's Reconstruction Department to lead the initiative. Given that condominium associations often consist of members without professional project management experience, the collaboration allowed for a more seamless process. Fredrik Hansson, the project manager from Riksbyggen, highlighted the importance of this partnership in overseeing the renovation, which included the construction of a two-story parking garage and waste sorting facilities with eco-friendly sedum roofs.

An inclusive approach was taken during the design phase, which included converting an existing space into a guest apartment to meet residents' needs, especially for those living in smaller units. Riksbyggen's responsibility encompassed everything from preliminary studies to the actual construction, ensuring efficiency and adherence to community expectations.

A crucial aspect of the renovation involved addressing the outdated drainage and electrical systems that posed potential risks for future damage. Fredrik noted that it’s more economical to maintain properties than to fix urgent problems later, as neglecting foundational issues could lead to severe consequences.

One of the most significant accomplishments of the project was the transformation of the yard into a vibrant, car-free environment. The new landscaping includes pathways, flowerbeds, and play areas, fostering an inviting atmosphere for community interaction. Notably, the addition of an orangerie with a fully operational kitchen has become a popular gathering spot, enhancing neighborly relations. Gordana Jakupovic, the association’s newly appointed chairperson, expressed her happiness over the results, stating how the space has improved social interactions and provided opportunities for her to enjoy time with her grandchildren.

The renovation of BRF Svärdsklingan included: - Demolition of existing garage buildings and construction of a new two-story parking garage featuring electric vehicle charging points. - Construction of an orangerie with a kitchen. - Establishment of two waste sorting houses to comply with forthcoming waste management requirements. - Introduction of new lighting and pathways to support social activities. - Upgrades to the external water supply and drainage systems, along with new electrical services to modernize infrastructure. - Transformation of an old local space into a guest apartment.
