Transforming Communal Spaces: A Renovation Story from Housing Association Svärdsklingan
Housing Association Svärdsklingan in Borås, with nearly 200 apartments and a sprawling 15,000 square meter courtyard, faced a pressing challenge. The courtyard, which was once overrun with parked cars and dilapidated metal sheds, lacked the vital elements for social interaction and leisure activities. Board member Lennart Klaesson noted the dilemma: "We wanted to create a car-free inner courtyard in the long term while we actually needed more parking spaces. It was a challenge."
Recognizing the enormity of the renovation project, the board sought external assistance. Managing a large-scale renovation is no small feat, as Klaesson pointed out: "In a housing association, there are many opinions that need to be considered. The board often consists of laypersons who do not have the professional expertise required for a project like this."
To address this, the board collaborated with Riksbyggen, a well-respected property management company that provides total management for housing associations. Riksbyggen’s Reconstruction Department was enlisted to assess the situation and develop an actionable plan for the courtyard renovation.
The renovation plan included pivotal investments, such as a two-story parking garage and two environmentally friendly houses with sedum roofs to accommodate changing waste collection regulations. Recognizing the need for more accommodations, a proposal was also made to convert an old space into a guest apartment to better serve residents with overnight guests, as expressed by Riksbyggen project manager Fredrik Hansson.
Riksbyggen took charge of the construction management, overseeing every phase of the renovation. This included conducting feasibility studies, planning, and practical execution to ensure a smooth process and adherence to timelines. "We managed everything from the working environment to scheduling, ensuring that the entire project operated efficiently," Hansson stated.
During the project, Riksbyggen uncovered critical maintenance issues in conjunction with inspections of the association's maintenance plan. All buildings required drainage, and the external water and sewage systems, along with electrical services, were found to be outdated. Consequently, these necessary repairs were integrated into the renovation plans.
Providing Housing Association Svärdsklingan with a fixed price for the comprehensive renovation was an essential consideration for both parties. Despite being a substantial investment, the value it brought to the association was undeniable, according to Hansson. The fully renovated courtyard not only enhances the aesthetic appeal but also increases the longevity and integrity of the buildings.
The new parking garage allowed much of the courtyard to become car-free, paving the way for a complete overhaul of the inner space into an inviting area filled with greenery, play zones, and outdoor dining options. The renovations included tree plantings, new landscaped beds, and pathways lined with lights, culminating in a communal grill area and a beautiful orangery equipped with a kitchen for year-round gatherings.
"The courtyard is now inviting for everyone. Many use the grill and the orangery, which fosters better neighborly relations," remarked Gordana Jakupovic, the association's new chairperson. She took over leadership during the renovation and finds joy in witnessing the transformation: "I often stand on the balcony and look out over the beautiful result. It feels especially good that I can go out to the courtyard and play with my grandchildren."
Lennart Klaesson echoed her sentiments, noting, "Our outdoor environment is completely different today than when the project started." This transformation shows the positive impact a well-planned renovation can have on community living, creating spaces that encourage socialization and enhance the quality of life for residents.
The successful undertaking of the Housing Association Svärdsklingan renovation illustrates the importance of professional partnerships in navigating complex projects while also underscoring the value of creating sustainable and appealing living environments.
