Transforming Community Spaces: A Comprehensive Renovation at BRF Svärdsklingan

In the heart of Borås, the housing cooperative BRF Svärdsklingan recently undertook a significant transformation that has redefined the communal living experience for its nearly 200 residents. The cooperative's expansive yard, previously cluttered with parked cars and deteriorating metal sheds, has been revitalized into a vibrant, car-free courtyard meant for socializing, play, and community bonding.

For years, members like board member Lennart Klaesson recognized the essential need to balance parking with open green spaces. "We wanted to create a car-free courtyard long term, while also addressing the pressing need for more parking spaces. It was a challenge," Klaesson noted.

Given the complexity of the renovation, BRF Svärdsklingan collaborated with Riksbyggen, a renowned nationwide cooperative with expertise in residential development and property management. Riksbyggen's Reconstruction Department took charge of assessing and redesigning the yard, initiating a large-scale project that included building a two-level parking garage and eco-friendly structures to address waste management.

Among the notable upgrades were two environmental houses adorned with sedum roofs, designed to meet future regulations for collecting household waste. The project also recognized the need for accessibility and hospitality by transforming an old local into a guest apartment for residents' overnight guests.

Project manager Fredrik Hansson from Riksbyggen explained, "We handled everything from feasibility studies and design to procurement and site management. Our goal was to ensure that the project was executed smoothly and efficiently, addressing all aspects from working conditions to scheduling."

The scope of the renovations extended beyond aesthetics. Inspections during planning revealed that the existing buildings required drainage, while the water, sewage, and electrical systems were outdated and overdue for an upgrade. Riksbyggen provided a fixed price for the project, which ultimately brought high value to BRF Svärdsklingan.

"Investing in the future is crucial – maintaining a property is significantly cheaper than addressing emergency repairs later on," Hansson emphasized. By preemptively draining the buildings and replacing the electrical infrastructure, the association has safeguarded itself against substantial future damages.

The crowning achievement of the renovation was the creation of a car-free environment that fostered greenery and community interaction. Landscaped areas with diverse plantings, pathways illuminated by new lighting, and communal amenities, including a covered grilling space and a new orangerie equipped with a kitchen for year-round use, transformed the courtyard into an inviting oasis.

Chairwoman Gordana Jakupovic, who took on her role during the project's progression, expressed her delight at the community's revitalization. "Our yard is now friendly and welcoming for everyone. I often stand on my balcony, admiring the new space, and it warms my heart to see my grandchildren playing outdoors."

Others shared similar sentiments, affirming that the renovation has enriched neighborly relations. Lennart Klaesson noted, "Our outdoor environment today is something completely different from when the project started."
