Transforming Community Spaces: The Renovation of BRF Svärdsklingan

The BRF Svärdsklingan housing cooperative in Borås has recently undergone a remarkable transformation that exemplifies the power of community-focused urban development. Initially home to nearly 200 apartments and a yard that spanned just under 15,000 square meters, the cooperative faced a pressing challenge: fostering social interaction and play while accommodating the growing need for parking.

Prior to renovation, the courtyard was dominated by parked cars and dilapidated metal structures, significantly limiting its use for residents. Lennart Klaesson, a long-standing member of the board, recalls the dilemma: "We wanted to create a car-free courtyard in the long term while we actually needed more parking spaces. It was a challenge."

To address this, the cooperative sought the expertise of Riksbyggen's Renovation Department. Enlisting professional help was crucial, as managing such extensive projects is often beyond the capabilities of a lay board. The goal was clear: to implement several essential initiatives, including a two-level parking garage and environmentally friendly buildings designed with sedum roofs to meet new waste collection requirements.

Recognizing the need for guest accommodations for members living in smaller apartments, plans were made to transform an existing space into a guest apartment. Fredrik Hansson from Riksbyggen, who spearheaded the project, explained, "Riksbyggen took over client responsibility from the association and led the work through its various phases. We conducted the preliminary study, handled planning, land surveying, and contractor procurement."

As the project progressed, additional issues arose. Inspections revealed that all buildings required drainage, and the external water and sewage systems, alongside electrical services, were outdated. The decision was made to include these updates in the scope of the refurbishment. Riksbyggen provided a fixed price for the comprehensive renovations, which amounted to a significant yet worthwhile investment according to Hansson. "With such a breadth of work, the value for the association is prominent. Maintaining your property proactively is far more economical than addressing urgent repairs after they arise."

The construction of the new parking garage facilitated a shift towards a car-free yard, allowing for the creation of a vibrant community space rich in greenery and recreational facilities. The project introduced trees, flower beds, lawns, and new walkways with lighting. It also featured a newly constructed barbeque area and an orangery equipped with a kitchen, ready for year-round use.

The revamped courtyard has not only beautified the space but also greatly enhanced resident interactions. Gordana Jakupovic, who took over as chair during the project, shared, "I often look out from my balcony at the beautiful result, and it feels particularly wonderful to play in the yard with my grandchildren. The new space has truly fostered community spirit."

Klaesson echoed this sentiment, noting, "Our outdoor environment is something entirely different today than when the project started."

The renovation details were meticulous and extensive, including: - Demolition of old garage structures and construction of a two-level parking garage with electric vehicle charging stations. - Building environmentally friendly structures featuring sedum roofs. - New walkways, lighting, and recreational areas, including a barbeque area. - Upgrades to the water and sewage systems, complete with retention basins and oil separators. - Replacement of incoming water pipes and electrical service connections. - Comprehensive drainage work around all buildings. - Remodeling of a premises into a guest apartment.

Through strategic collaboration with Riksbyggen, BRF Svärdsklingan has shown that modern renovations can lead to revitalized community spaces that prioritize both environmental considerations and social engagement. Riksbyggen stands as a testament to sustainable development in housing, managing over 100,000 rental apartments and 200,000 condominiums across more than 4,400 cooperatives nationwide.

As the BRF Svärdsklingan community enjoys its newly improved environment, it is a shining example of how thoughtful renovation can spurn community interaction and strengthen neighborhood ties.
