Transforming Urban Spaces: The Revitalization of BRF Svärdsklingan in Borås
The BRF Svärdsklingan housing cooperative in Borås, Sweden, houses nearly 200 apartments and boasts a courtyard spanning approximately 15,000 square meters. Despite its substantial size, the courtyard faced numerous challenges prior to renovation—namely, its prior use as a makeshift parking lot which detracted from its potential as a social and recreational space. "We faced a dilemma where the need for parking clashed with the desire for a vibrant gathering area for residents," explained board member Lennart Klaesson.
Determined to revamp the courtyard, the cooperative embarked on a significant renovation project, which was too complex for the board to manage alone. "In a cooperative setting, there are diverse opinions to navigate, and our board mainly consists of volunteers without the specialized expertise to oversee such a large undertaking," Klaesson noted.
To execute this ambitious vision, BRF Svärdsklingan turned to Riksbyggen, a leading housing development and property management firm in Sweden, known for its comprehensive project management and sustainable housing initiatives. "We engaged the Redevelopment Department of Riksbyggen to design and manage the renovation, addressing both aesthetic and functional improvements along the way," Klaesson added.
Central to the renovation was the creation of a new two-level parking garage to alleviate immediate parking needs while allowing the courtyard itself to become car-free in the long term. This change facilitated the development of a stunning outdoor space, complete with green areas, play spots for children, and communal dining opportunities.
Fredrik Hansson, the project manager from Riksbyggen, highlighted the project's extensive scope. The renovation included the construction of two environmental houses equipped with green roofs for effective waste management, and a guest apartment to accommodate visiting residents. He discussed the meticulous planning, stating, "We conducted feasibility studies, handled design and land surveys, and took care of contractor procurement, all while ensuring the logistics and work environment were optimal throughout the project."
Moreover, the renovation uncovered deeper infrastructural issues that were previously unaddressed. Inspections revealed a need for essential upgrades to the buildings' drainage systems and outdated electrical services. Instead of deferring these critical repairs, the association opted to integrate them into the renovation plan, ensuring a future-proofed living environment. "Rather than facing emergency repairs later on—which could have resulted in substantial damage and additional costs—this proactive approach ultimately saves the association significant resources in the long run," noted Hansson.
The transformation culminated in a courtyard that now invites community interaction. New pathways lit for safety connect diverse green spaces filled with trees, flower beds, and lawns—providing environments conducive to both relaxation and play. A new orangery equipped with a kitchen enhances communal activities, offering a year-round location for gatherings, barbecues, and social events.
Today, the revamped courtyard has fostered a renewed sense of community among residents. Gordana Jakupovic, the association's newly elected chairperson, remarked, "It’s rewarding to see people enjoying the grill and communal spaces. This transformation has significantly enhanced the quality of life for our members. I often enjoy time with my grandchildren out in the courtyard, which has become a vibrant community hub."
Lennart Klaesson concurs, stating, "The improvement in our outdoor environment is remarkable compared to when the project began. We have not only increased our parking capacity but have created a beautiful living space that is now integral to our community."
