Transforming Community Spaces: The Renovation Journey of BRF Svärdsklingan
The housing cooperative Svärdsklingan, located in Borås, Sweden, has undergone a remarkable transformation that has not only revitalized its physical space but also enhanced community engagement among its nearly 200 residents. Previously, the cooperative faced challenges within its vast courtyard, a setting intended for social interaction that was instead dominated by parked cars and eroded structures. Lennart Klaesson, a long-serving board member, highlights, "We wanted to create a car-free inner courtyard long-term but we actually needed more parking spaces. It was a challenge."
Recognizing the overwhelming size and scope of the renovation, the cooperative sought professional assistance. In many housing cooperatives, decision-making can be a complex process due to differing opinions among members and the lack of professional expertise among board members. Klaesson notes, "In a housing cooperative, there are many opinions to consider about one thing and another. At the same time, the board often consists of laypersons who do not have the professional competence required for a project like this."
Thus, the cooperative enlisted the help of Riksbyggen, a renowned nationwide cooperative company and Sweden's leading residential developer, to manage the renovation project. Their Renovation Department stepped in to assist with the analysis and planning needed to revamp the courtyard. Key enhancements included the construction of a two-level parking garage, accommodating increased parking needs while allowing the inner courtyard to become car-free and more community-friendly.
In addition to the parking garage, the renovation project focused on multiple upgrades that cater to the collective needs of the residents. Fredrik Hansson, the project manager from Riksbyggen, explains, "Since many members live in smaller apartments, there was also a desire to make it possible for them to have overnight guests. Therefore, plans were made to renovate and convert an old local into a guest apartment."
Riksbyggen's comprehensive management of the project included conducting preliminary studies, planning, and overseeing the construction phases while ensuring that working conditions and schedules ran smoothly. As they delved deeper into the cooperative’s needs, they discovered critical issues such as outdated water and sewage systems that needed immediate attention. The cooperative decided to integrate these necessary upgrades into the renovation plans, effectively 'future-proofing' the buildings. "Considering the breadth of the project, it was a significant investment, but with very high values for the cooperative," Hansson adds.
The infusion of new features transformed the once congested courtyard into a vibrant community space. New pathways with lighting were established, enhancing safety and accessibility, while green areas were incorporated through the planting of trees and flowerbeds. A sheltered grill area was also constructed to turn the courtyard into a social hub where neighbors can gather.
A remarkable highlight of this revitalization is the new orangerie featuring a functioning kitchen, available for use year-round. Gordana Jakupovic, who became the chairperson during the renovation, shares her delight: "The courtyard is now inviting for everyone. Many use the grill and the orangerie, which helps create better neighborly relations. I often stand on the balcony and look out over the nice result, and it feels particularly good that I can go out to the courtyard and play with my grandchildren."
Klaesson concurs, stating, "Our outdoor environment is something completely different today than when the project started." The thorough revitalization emphasizes the importance of efficient property management and community involvement in maintaining a harmonious living environment for all residents.
The renovation undertaken by BRF Svärdsklingan is a shining example of how collaborative efforts and professional guidance can breathe new life into community living spaces. With these improvements, not only has the cooperative satisfied current resident needs, but it has also laid the groundwork for a sustainable, vibrant future for its community.
